These Terms govern all bookings made directly through AugustaBnBs.com. By booking, you agree to these terms.

1. Booking & Payments

All reservations are subject to availability and confirmation.

A valid credit card is required to hold your booking.

Full payment is due at time of booking (or per the agreed schedule).

Prices include base rate, cleaning fee, and applicable taxes. Additional fees (pets, early check-in, etc.) may apply.

2. Cancellation Policy

More than 30 days before check-in: Full refund minus 3% processing fee.

30 days or fewer: No refund unless we can rebook the dates.

Masters Week / Peak Events: Stricter 60-day policy — no refunds.

We strongly recommend travel insurance.

3. Check-in / Check-out

Standard: Check-in 4:00 PM | Check-out 10:00 AM

Early/late requests are accommodated when possible for a fee.

Keyless entry codes are sent 24–48 hours before arrival.

4. House Rules (All Guests Must Agree)

No parties or events

No smoking or vaping anywhere on property

Quiet hours: 10:00 PM – 8:00 AM

Maximum occupancy per listing (never exceeded)

Pets only if approved in advance + pet fee

Treat the home with respect — you are financially responsible for damages beyond normal wear and tear

Dispose of trash, load dishwasher, and bag linens on departure

5. Damage & Security

You are liable for any damage caused by you or your guests.

We use professional cleaning between stays and may charge your card for excessive cleaning, missing items, or damages.

A damage protection fee or authorization may be required.

6. Liability

AugustaBnBs and property owners are not liable for injury, loss, or damage unless caused by gross negligence.

Guests stay at their own risk, especially around pools and hot tubs.

7. Minimum Age

Primary booker must be at least 25 years old.

8. Governing Law

These terms are governed by the laws of the State of Georgia. Any disputes will be handled in Richmond County courts.

9. Changes & Acceptance

We may update these Terms. Continued use of our site or properties after changes means you accept the new terms.
